Our biggest project yet - the purchase and renovation of this property:This particular facility was originally built as low income housing by HUDand was designed to be sold as new houses to people who had never owned a home before.
When it was built there were 251 Units:with the following layout:
1 bedroom - 13 2 bedroom 131 3 bedroom 89 4 bedroom 11 5 bedroom 7
It was a nice idea, but there was a fly in the ointment. While it looked like a nice neighborhood- the kind of neighborhood you and I would like to move into... the people who planned the whole idea out hadn't taken into consideration that they built the facility on a faultline. Many of the homes developed cracks in the foundation, and other structural damage.
ERROR MSGWhile a building with a crack in the floor is more than acceptable for a homeless person to sleep in ( I speak with experience of having been homeless myself ), it is totally unacceptable for SELLING as a first new home to someone who is expecting all the pride and joy of being a new home owner. It is only crushing them with frustration and problems that a low income person would not be able to overcome.
This WASTE of government money ( your hard earned tax dollars ) is not only an embarrasment to HUD, but has since become a haven for drug dealers and rabble rousers. HUD has requested funding ( from the government ) to BULLDOZE this facility, because they can never get it up to their standard of expectation for selling as a new home. We feel that this is a waste of government funding, and are certain that there is a better use for this property.
While a building with constant problems such as cracked walls, crooked doors and leaky pipes may be problematic for a homeowner, it is a blessing to a homeless person looking to LEARN how to repair plumbing, do drywall, lay brick, and do framing. It is a never ending source of hands on work experience.
ERROR MSGIn addition, with a total of 621 bedrooms on the facility, there is a grand total of 1242 occupancy if they sleep with 2 per room as in a typical army or air force facility. That makes a HUGE dent on the homeless population in this particular area.
| No. of Units | Bedrooms Per | Possible Occupancy | | 13 | ERROR MSG 1 bedroom | 26 occupants | | 131 | 2 bedroom | 524 occupants | | 89 | 3 bedroom | 534 occupants | | 11 | 4 bedroom | 88 occupants | | 7 | 5 bedroom R6C2 | 70 occupants | Also, this facility has on property 3 garages (for teaching carpentry, mechanics, plumbing, etc), classrooms, storage, recreational center, basketball courts, room for offices, and even a children's playground. This property is also completely fenced in, which makes it a more safe and secure area.
